1:46

welcome to the st joseph's capital show

1:48

this is adrian chukwuyang thanks for

1:50

joining us in for today's episode

1:53

today i really just want to highlight

1:54

you know what the why is behind my drive

1:58

for this business

1:59

and for this podcast

2:01

and just share with you about who i am

2:04

so i am just a simple guy from northern

2:06

virginia

2:07

my dad immigrated to the united states

2:10

from ecuador and my mom is a virginia

2:13

native

2:14

i am the fourth

2:16

of six kids

2:18

and my dad really gave us the gifts of

2:20

our catholic faith my mom

2:23

was a convert to the faith

2:25

largely due to the relationship with my

2:28

dad and just the man that he was and how

2:30

he was raised

2:31

so we grew up going to mass and catholic

2:34

school

2:35

we were instilled with biblical

2:37

principles

2:38

but we also were a big sports family

2:41

i grew up playing basketball and soccer

2:43

and

2:44

really focused on basketball a lot more

2:46

and

2:48

it was really basketball that kind of

2:49

led me to

2:51

an opportunity to go play

2:53

um at the coast guard academy

2:56

and which was where i completed my

2:59

undergraduate studies

3:01

and it was also during my time at the

3:03

ghost card academy where i met my now

3:05

wife

3:06

you know during our senior year of

3:08

college

3:09

while i was at the academy

3:10

and

3:12

you know we did a

3:14

long distance relationship because she

3:15

was at st leo while we both finished up

3:19

our undergrad

3:21

and after graduating we got engaged and

3:24

a year later we got married

3:28

and we started building our lives

3:29

together

3:30

and now we have two boys under the age

3:32

of two

3:34

also when you graduate from the coast

3:36

guard academy i

3:38

also to note when one graduates from the

3:40

coast guard academy you commission

3:42

as a coast guard officer and assume five

3:45

years of service

3:47

and you often serve in various

3:49

capacities and missions whether it's

3:52

search and rescue law enforcement drug

3:54

interdiction and many more mission sets

3:57

so right now i'm at the tail end of my

3:59

initial five-year commitment but

4:01

transitioning into

4:03

a different career path within the coast

4:05

guard

4:05

which is known as the cyber space

4:08

c5i

4:09

it side of the coast guard so i'm

4:11

excited to kind of get started with that

4:15

so my wife and i are just kind of amazed

4:17

that you know what the lord is doing in

4:19

our lives and

4:20

we're excited to see what else he's got

4:22

in store for us

4:24

and in regards to the real estate

4:25

investing journey in the creation of

4:27

saint joseph's capital and this podcast

4:30

i really just like to go back to

4:33

the first time i was really drawn

4:35

to the world of investing and

4:36

specifically real estate

4:39

and so it was really during that season

4:42

of my life when i was focusing on

4:43

personal growth as a man

4:45

uh personally professionally and

4:47

spiritually

4:50

and so just taking it back to my time at

4:51

the coast guard academy

4:54

you know i had mentioned that i was

4:56

blessed

4:57

with growing up in a catholic family but

4:59

it really wasn't until my days there at

5:02

the academy when i encountered christ on

5:04

a deeper more personal level the coast

5:05

guard academy campus ministry has a

5:07

relationship with focus which is an

5:10

organization

5:12

uh known as the fellowship of catholic

5:14

university students focus has campus

5:16

missionaries who were assigned to the

5:18

coastal academy

5:19

and there was one missionary that really

5:21

invested a lot of time and effort and to

5:24

be our friendship

5:26

and through that friendship he invited

5:27

me into a week weekly bible study

5:30

which is really where my relationship

5:31

with christ developed and grew

5:34

and so that bible study led

5:37

led me to great friendships to mission

5:39

trips to nicaragua into ecuador

5:42

a pilgrimage to rome and seeing

5:45

firsthand the roots

5:46

of our catholic faith

5:49

and more importantly you know created a

5:51

time of formation for me as a man

5:53

in preparation to step into

5:56

my vocations and role as as a as a

5:59

husband as a father and

6:01

most importantly as a child of god

6:06

however during this formation i was a

6:07

little hesitant about diving too deeply

6:11

into finances and investing

6:13

um

6:14

[Music]

6:15

you know just because i was so focused

6:17

on on

6:19

my my relationship with god and my wife

6:21

and

6:22

and so on but

6:23

you know i had come across this parable

6:25

from the bible

6:26

that really stayed on my heart for a

6:28

while and

6:29

that parable is known as the parable of

6:31

talents which is in the gospel of

6:33

matthew and so this parable or story or

6:36

lesson that jesus gives us is

6:38

about a master

6:40

who lends or entrusts three servants

6:43

to steward a different number of talents

6:45

which in that time of history a talent

6:48

was referring to the currency

6:51

or the financial resource of the day

6:54

and so one servant was given five

6:56

another two and another one

6:58

and the lesson is that

7:01

um you know it's prudent to produce more

7:03

with what you're entrusted with because

7:05

the one that was given five when got

7:07

five more the one that was given two

7:09

when it produced two more and the one

7:10

that was given one

7:12

you know buried that one into the ground

7:14

and didn't produce anything and he was

7:16

admonished for it

7:19

and so i you know took me some time to

7:21

really

7:22

unpack this parable and what that meant

7:24

for my life especially financially

7:27

um

7:28

and so i began to have this financial

7:31

mindset shift

7:34

and uh

7:36

you know fast forward a moment

7:38

i was approached by this

7:40

missionary from the same organization

7:42

focus who

7:43

asked me to join his mission team

7:45

uh to contribute to his mission

7:47

financially and to

7:49

you know so that he could focus on the

7:50

mission there on campus and to share

7:52

christ with students

7:55

and my wife had helped a couple other

7:57

missionaries at the time but we were

7:58

kind of strapped

8:00

and but i knew i wanted to help more

8:02

um

8:04

but uh i was really frustrated because

8:06

times were a little bit tighter

8:08

you know we had our first son

8:10

and my wife was working as a full-time

8:14

stay-at-home mom and so

8:15

i was the sole income provider you know

8:17

for our family

8:19

um

8:21

but i had grown up

8:22

you know really financially illiterate

8:25

and

8:26

you know the little bit of finances i

8:27

understood was that

8:29

you know when i retired from the

8:30

military i'd be able to receive a

8:31

pension and i had a tsp that money was

8:34

going into

8:35

that you know i wouldn't be able to take

8:37

out until i was you know in my late 50s

8:40

but uh that's when i really started to

8:42

to take action

8:44

and reach out and get educated because i

8:45

wanted to be able to better steward

8:48

and to to respond to this invitation to

8:51

to serve on another level with my time

8:53

with my talent and my treasure and it

8:55

really was that parable that unleashed

8:56

you know that desire to do that enter

8:58

real estate right it's like

9:00

i had known that real estate was

9:03

a great investment

9:05

um

9:06

but i faced this nearly impossible

9:08

hurdle to overcome and

9:10

we had bought a condo in hawaii during a

9:13

time where there was a downturn

9:14

in the submarket of east waikiki you

9:17

know while the rest of the island saw an

9:19

explosion

9:20

um

9:22

you know in the market in the housing

9:23

market

9:24

um

9:25

you know people were submitting offers

9:28

much higher than

9:30

the listing price while

9:32

the market that we were in um

9:35

you know it was just was a little bit

9:37

more run down the buildings were older

9:39

the hoa was higher

9:41

um

9:42

and at the time we it was just my wife

9:43

and i looking for

9:45

a place i was close to the beach close

9:47

to work

9:48

um

9:49

and my sole knowledge at the time was

9:51

that real estate intends to be a good

9:52

investment

9:54

and i had figured that buying in hawaii

9:56

the property would appreciate

9:58

but the numbers were painfully upside

10:01

down

10:02

and it didn't make sense for me to hold

10:04

on to it or to sell it so

10:07

you know after receiving a lot of a lot

10:09

of counsel and getting connected with

10:12

active duty passive income to kind of

10:14

figure out my situation

10:15

we decided to move forward with a

10:17

strategic short sale

10:19

uh to cut our losses and and and to move

10:22

on

10:23

um

10:24

and that was a painful decision to make

10:25

because i knew that my credit would be

10:27

pretty damaged and it'd be hard to

10:29

receive financing from banks to be able

10:31

to to go out and and to get mortgages on

10:33

investment properties

10:37

but also knew that

10:38

credit can be repaired and built back up

10:41

um and the monthly loss of

10:43

the difference of rent and mortgage of

10:45

fifteen hundred dollars was going to be

10:47

just a hit that i couldn't take you know

10:49

for for the pay rate that i was at and

10:52

the

10:53

expenses that were you know necessary to

10:56

move my family forward

10:58

and so i also knew that

11:01

um you know in multifamily you don't

11:03

necessarily have to have good credit um

11:06

you know to

11:07

to join a vacation team as an active

11:10

general partner

11:13

and so

11:14

you know i got involved with adpi and

11:16

they helped me through that process

11:19

um but i also

11:21

you know really started diving into

11:23

multi-family real estate

11:25

you know i joined the adpi

11:27

multi-family mastermind and academy and

11:29

began networking and building

11:31

relationships and learning about

11:33

commercial real estate

11:36

and you know while this was happening i

11:38

really started to see the urgency

11:40

to respond to this call to really use

11:42

our god-given time talented treasure

11:45

to produce and bear fruit

11:46

and to really leverage our financial

11:48

resources for his will

11:52

you know i really start to see that god

11:54

wanted us to grow closer to him in his

11:55

divine nature of creativity and

11:57

stewardship and to really be intentional

11:59

with our financial resources

12:02

and so i just

12:05

as i was learning about commercial

12:06

multi-family i was fascinated with the

12:08

profit centers of real estate

12:11

um

12:12

properties that cash flow

12:13

where your income is greater than your

12:15

expenses

12:16

properties that

12:18

are building equity

12:20

in paying their

12:21

debt down

12:23

um you know through mortgage payments

12:25

being made

12:26

uh properties that are inflation hedging

12:29

meaning that

12:30

inflation

12:31

uh you know being at historic levels

12:33

especially in 2022

12:35

the value of the dollar is only going

12:37

down

12:39

the tax advantages from depreciation the

12:42

cost segregation studies

12:44

and government incentives to

12:46

for

12:47

people to buy real estate

12:49

as well as

12:51

the profit center of appreciation right

12:53

so

12:54

value's historically going up

12:57

as well as the leverage

12:59

and leverage is so powerful because

13:01

with

13:02

united states real estate you can

13:04

you know typical

13:06

ratios for loan to values are

13:09

you know

13:09

seven to eighty percent so you're really

13:11

buying something for a quarter or a

13:13

third of the value

13:16

and so continuing down the multi-family

13:18

journey

13:19

i became a limited partner or a passive

13:21

investor on a 72 unit apartment complex

13:24

meaning that i invested passively into

13:28

this property and began to see

13:31

the power behind owning real estate

13:34

owning commercial real estate

13:36

and the potential good also

13:38

that owning investing moves they could

13:40

have

13:43

and i also started to see the additional

13:44

advantages

13:46

of commercial real estate like multiple

13:48

excuse me like multi-family properties

13:49

has

13:50

like working with economies of scale

13:52

when you have 100 units there's one two

13:54

or three

13:55

units

13:56

the additional leverage through tools

13:57

like syndication which is when you bring

13:59

investors together investor capital

14:01

together to create partnerships

14:03

that allow you to buy bigger pieces of

14:05

real estate together as a team

14:08

also leveraging others experiences right

14:13

also the ability to force appreciation

14:15

and this is probably my favorite one

14:16

because

14:17

you know values for commercial

14:19

properties are based on performance

14:22

meaning that

14:24

if the income

14:26

is higher

14:27

it's going to be worth more

14:29

regardless right of whether the property

14:31

next door

14:32

is valued less

14:36

and so

14:37

i had a really good experience as a

14:38

limited partner investing passively and

14:40

just kind of sitting back watching that

14:42

mail money come in

14:43

and getting the

14:45

the

14:45

k1 at the end of the year which allowed

14:47

me to take advantage of depreciation and

14:50

the cost like study to you know protect

14:52

my my income and

14:54

um and have to worry about fixing

14:56

toilets not have to worry about managing

14:58

tenants

14:59

um and i was still able to see better

15:01

returns

15:02

than i might might be seeing elsewhere

15:05

so i started to think like what if we

15:07

could leverage this tool to 10x or even

15:08

100x number of people

15:11

we help not only put their money to work

15:13

but also create a new stream of passive

15:14

income

15:15

so that they can have the time freedom

15:17

and financial freedom to serve their

15:18

families at a high level

15:20

of greater stewardship

15:24

yeah what if we could leverage this tool

15:26

to 10x or 100x the impact for the sake

15:28

of the gospel and help in the effort to

15:30

bring souls in relation relationship

15:32

with christ because we have financial

15:34

means

15:36

to make that happen i love syndication

15:39

and that's why we are focused you know

15:41

on

15:42

in our business st joseph's capital

15:45

our commercial multi-family real estate

15:46

syndication business

15:48

uh

15:49

on leveraging our network of experienced

15:52

commercial real estate operators in

15:54

their niche markets

15:55

that only share these kinds of passive

15:57

investment opportunities with

15:58

but also our network of

16:01

hardworking americans to create new

16:02

income streams

16:04

for their families

16:07

we also are leveraging

16:09

50 of our profits to financially assist

16:11

and support missionaries

16:13

committed to sharing the hope and joy of

16:15

the gospel

16:16

with high school and college students

16:18

on campuses around the world

16:20

we are serving missionaries from focus

16:23

which i mentioned earlier which is the

16:25

fellowship of catholic university

16:26

students

16:28

which is our college outreach partner

16:30

vagabond missions which is our high

16:32

school

16:32

outreach partner

16:35

so that these missionaries can go focus

16:37

on the mission

16:39

and through this we are also helping our

16:41

investors see that they can create

16:42

positive impacts for god's kingdom

16:45

and that their hard earned investment

16:47

dollars can be at work while

16:48

simultaneously

16:50

be directed at serving the advancement

16:51

of the gospel

16:53

we can also now serve others by sharing

16:56

the education that we receive and

16:58

developing our educational resources

17:00

to help our investors continue to learn

17:02

and develop their own financial literacy

17:06

that is the why

17:07

and that is why we're

17:09

helping people

17:10

uh

17:12

invest

17:13

that is why we want to do this podcast

17:15

and share what we're working on

17:17

that is why we're

17:19

doing interviews with other investors

17:22

and operators to learn

17:24

what it is that is making their

17:25

businesses profitable

17:28

as well as learning how they're creating

17:30

that impact and learning what habits and

17:32

disciplines are

17:34

helping them to

17:35

perform at a high level

17:37

and to be generous at a high level i'm

17:39

thankful for this opportunity i said

17:40

before us i'm excited to be on this

17:42

adventure

17:43

with christ

17:44

i'm excited to bring my wife and my kids

17:47

along for the journey

17:50

and i'm excited to

17:52

share our story with listeners and

17:55

and i hope that

17:56

you know something i say resonates with

17:57

someone and

17:59

create some connection

18:02

but

18:03

yeah if you want to learn more about

18:05

the profit centers of real estate

18:07

um

18:08

or

18:09

more about syndication you know feel

18:11

free to check out

18:13

uh our book and our free course on our

18:15

website at st joseph's capital.com
